PROPERTY hunters can now pay as little as £170,000 for a Chelsea flat - the size of a snooker table.

But don't knock it: agents Lane Fox have already received at least three offers.

The single room apartment measures 12ft by 7ft and boasts a kitchenette and a cupboard space that doubles as a shower.

As lighting hasn't been installed yet, viewings are conducted by torchlight.

It was previously used as a storeroom for building materials.

An estimated £30,000 extra is needed to refurbish the place, which would bump up its value to £2,400 per square foot.

It is not the smallest property in Britain, however.

That honour belongs to a 62 square foot converted cupboard in Notting Hill, which is expected to hit the market at £100,000.

The availibility of such a cheap property in otherwise unaffordable Chelsea is a definite plus.

With asking prices in the area currently averaging over £1,000,000, many will jump at the chance to buy cheaply in such a glamorous neighbourhood.

Despite early interest, Lane Fox associate director admitted to the BBC that the property was "incredibly depressing".
