An industrial area blighted by “poor quality buildings” and “heavy traffic" could be transformed if a scheme to revitalise it goes ahead.
A draft masterplan has been put forward to regenerate Staples Corner with 2,200 new homes, modernised industrial areas, open spaces and better roads.
Brent Cross West Thameslink station opened to the public last year, with one entrance at the retail park, to increase connectivity between the Brent Cross Town regeneration project and other parts of London.
But with many older industrial buildings, Staples Corner sticks out in comparison to the newer developments planned for Brent Cross Town.
The draft masterplan proposes a higher quality and intensified industrial area, next to a new urban community.
Brent Council says the area will create an “exemplary 15-minute neighbourhood”, where people can live and work.
It hopes that Staples Corner could have the new homes by 2041, alongside a refurbished industrial site that supports the transition to a net-zero economy.
The area the council hopes to improve includes part of the North Circular Road A406, and industrial roads along Edgware Road including Oxgate Lane, Humber Road, Coles Green Road, Waterloo Road and Apsley Way.
New street loops are planned to add easy access from the industrial sites to the M1, A406 and A5.
With these changes, Edgware Road at Staples Corner could be used as a new high street and there would be improvements to cycling and walking routes along the A5 and A406.
Other additions include new crossings over the North Circular and Edgware Road, a 'green bridge' over the North Circular Road, cycling infrastructures and public spaces.
Amendments to the draft will be made between autumn and winter this year, with plans to adopt the plan by winter.
Several consultation meetings are set to hear the public’s views on the matter including:
- Stables Café, Gladstone Park on June 18, 1pm to 2pm
- Bellissima Ristorante on June 27, 12pm to 3pm
- Millennium Business Centre on July 3, 5.30pm to 7.30pm
- Online consultation on July 10, 6pm to 7pm
