More than 200 new homes which would house nearly 800 people could be coming to Croydon if the council approves it.

On Thursday (October 17), Croydon Council’s Planning Committee will meet to discuss a pre-application submitted by The Hyde Group Ltd to redevelop the site known as Heath Clark North on Duppas Hill Road.

Many planning applications have been approved to redevelop the general Heath Clark site with a plan to bring 126 homes currently under construction on Heath Clark South, and an existing plan to bring 140 homes to Heath Clark North which was granted on appeal in 2021.

The Hyde Group Ltd now looks to bring 210 more new homes to Heath Clark North, with non-residential floorspace, private and communal spaces, and parking.

The pre-application states that there will be 74 one-bedroom homes capable of housing two people, 49 two-bedroom homes capable of housing four people, and 87 three-bedroom homes capable of hosing five people.

The homes will come in buildings ranging from two to five storeys.

In the past, the Heath Clark site was set to be used for a school.

The change in plan caused debate and led to the initial rejection of the plan.

However, in the pre-application, Diana Thomson of property consultancy firm Savills, said: “Notwithstanding, the applicant team has undertaken further research to establish whether there has been a change in the demand for school places.

“This research appears to demonstrate that there is no further demand and, in some cases, space has become available in nearby schools due to migration out of the area.

“With this in mind, and given the extent permission which currently exists, the principle of non-provision of a school on site can be supported.”

The plan also promises to bring a total of 67 parking spaces, of which 13 are DDA (Disability Discrimination Act) compliant.

The site falls within a Public Transport Accessibility Level (PTAL) of 4, meaning that access to public transport is considered good.

The nearest station is Waddon, with the station being just a six-minute walk away.

The Croydon Council Planning Committee will review the pre-application on Thursday and decide whether to consider it for approval or reject it entirely.
