A central Romford building is up for sale - and a new developer could turn it into flats.

Tollgate House, in Market Place, is listed on Right Move for £1.8 million, including its two shop units on the ground floor and office space across the upper floors.

The Right Move listing by estate agent Kingsbury details that there is more than 9,500 square ft of space in total and 7,254 square ft of offices across the first, second and third floors.

While all of the office space and one of the ground floor commercial units are vacant, the other retail unit is let to equipment repair company CRC (London) Limited until September 2026 at a rent of £15,000 per year, the listing says.

Most of Tollgate House will be sold freehold, the listing adds, although the first floor is sold on a long lease with 133 years remaining.

The property listing also reveals that a prior approval application (J0013.23) has already been granted - as of November 2023 - to turn the office space across the upper floors into nine flats, with a mixture of one-, two- and three-beds.

According to Kingsbury, the establishment of this prior approval now means there is potential for the buyer to "re-configure" the plans to create extra flats.

In June this year, a change to these plans (J0018.24) was submitted by Mark Carter Associates, on behalf of Turnkey Contracting Ltd, so that each of the flats is now proposed to have two bedrooms.

Havering Council is expected to make a decision on this change next Friday (November 15).

Tollgate House was built in 2006, and there was initially hope that the first floor would be used as a pub or restaurant, before it was later changed to office space.
